Electrical Safety Inspections

Buying a home, closing out a remodel, or just not sure what is behind those old outlets? A licensed inspection tells you exactly where your electrical system stands, in writing.

What We Inspect

  • Panel condition, brand, capacity, and breaker health
  • Grounding and bonding of the service and water and gas systems
  • GFCI and AFCI protection where current code requires it
  • Visible wiring condition, junction boxes, and attic and crawlspace runs
  • Outlets, switches, and fixtures for wear, heat, and reversed polarity
  • Smoke and carbon monoxide detector placement

When An Inspection Makes Sense

Home purchases are the big one. A general home inspector notes symptoms, but a licensed electrical contractor can tell you what the fix actually involves and what it should cost, which is leverage during escrow. Inspections also make sense before a major remodel, after buying an older home, or when a house has a mix of old and new wiring from decades of handyman work.

What You Get

A written report in plain English: what is safe, what needs attention soon, and what is urgent, with photos and a prioritized fix list. If you want us to handle the repairs, every item is quoted in writing. If you just want the report, that is fine too.

Frequently Asked Questions

How is this different from a city inspection?
A city inspector checks permitted work against code at a moment in time. Our inspection is for you, covers the whole system, and comes with a prioritized plan and real prices rather than a pass or fail.
How long does an inspection take?
Most single family homes take a couple of hours on site, and you get the written report shortly after.
Do you inspect homes during escrow?
Yes, and it is one of the best times to do it. The report gives you specific, priceable items to negotiate with, rather than a vague note that the panel looks old.
What do inspections commonly find in LA homes?
Obsolete Federal Pacific and Zinsco panels, missing GFCI protection, aluminum branch wiring from the late 60s and early 70s, overloaded circuits from remodels, and DIY junctions hidden in attics.
