ADU & Garage Conversion Electrical

Accessory dwelling units are the biggest thing in LA housing, and every one of them needs real electrical infrastructure. We wire ADUs and garage conversions from panel to final inspection.

The Electrical Decisions Every ADU Faces

  • Subpanel fed from the main house versus a separate service and meter
  • Whether the existing main service has capacity for the ADU load
  • All electric ADU requirements: heat pump, induction, and water heating loads
  • EV charging for the ADU tenant
  • Site wiring: trenching, conduit, and the run between structures

Capacity First, Always

The most common ADU surprise is a main house service that cannot carry the new unit. We run the load calculation at the design stage and tell you whether the existing service works, whether a panel upgrade solves it, or whether a separate service makes more sense for your lot and your rental plans. Knowing that number early keeps the whole project honest.

Garage Conversions

Conversions reuse the shell but almost none of the wiring. A garage circuit that ran a door opener and a freezer does not become a dwelling circuit plan. We design the conversion layout to dwelling code, including kitchen and laundry circuits, smoke and CO detection, and the required outdoor and closet clearances.

Frequently Asked Questions

Does an ADU need its own electrical meter?
Not required in most cases: a subpanel fed from the main service is common and cheaper. A separate meter can make sense for rentals. We lay out both options with real costs.
Will my 100 amp service support an ADU?
Sometimes, depending on both structures' loads. The load calculation gives the real answer, and we run it before anyone commits to a design.
Do you work with ADU designers and builders?
Yes, we bid from plans, join design conversations early, and coordinate with the GC through final inspection.
What about all electric ADU requirements?
Newer energy code pushes ADUs toward all electric appliances, which raises the load numbers. We design for it from the start.
